What if nothing is found?

The report says so, dated — and flags where a council hasn’t published data, so a blank is never mistaken for a clear result. It is still a completed report, so it isn’t refunded; see the refund policy.

Is this an official council search?

No. It is built from public data published to planning.data.gov.uk and, where a council publishes its own tree data, the council’s dataset. It carries no legal standing — only your Local Planning Authority can confirm whether a particular tree is protected.

Which addresses are covered?

Addresses in England. The national dataset the report is built from doesn’t cover Scotland, Wales or Northern Ireland, and how much a council has published varies — see which councils publish TPO data.

How quickly will I get it?

Can I get a refund?

If we can’t generate your report, we refund you automatically and email to tell you. If a delivered report is faulty — it never arrived, covers the wrong address or misses a published record — we put it right or refund you in full.
